Born and raisd in the Midwest (Danville Illinois) I learned hard work at a young age. Being the oldest of 6 children being responsible was not an option. At the same time growing up in a small town my memories are grand. Great friends and great times. Graduating high school it was time for college. I started school in Florida and finished in NY. When I moved to Upstate NY I met my husband of 20 years working for Delco. We both worked there until it was time for Tom to retire and here we are, sunny Florida!

common, but few have embraced them the way Kim Knapp has with Coldwell Banker
Vanguard in Fleming Island, Florida. Kim and her team have built a remarkable
referral base and created innovative outreach programs in the community that
encourage a symbiotic relationship between the real estate community and the
neighborhoods they serve. These efforts have helped land the team in the top
ten REALTORS in Jacksonville year after year.
Kim’s approach to the business has always been
a dynamic one. “Early on in the game, I decided that if I wanted to be
successful I should find out what successful people in the industry do,” she
explains. From the beginning, she set an ambitious course for herself. When she
first arrived in Florida she found herself in a newly developed neighborhood
and decided to start her career right there, farming the community, starting a
neighborhood website and becoming the agent for the area.
With her friends and neighbors as clients it
was more important than ever to deliver high caliber service and in Kim's view,
the client is always the first priority. "Being in real estate has nothing
to do with selling houses, or just opening lock boxes" she says.
"People are looking for a home, a place of refuge at the end of a long day,
or to celebrate the most important moments of their lives. That's a big
decision and I'm here to help them make that vision a reality." Helping
clients reach that decision means sometimes delivering hard truths or sorting
through their list of requirements to find the things that are truly important
to the client. "I want my clients to love coming home at the end of the
day," says Kim. "I want them to walk into their house everyday and
know they made the right decision."
In order to help her deliver the high level of
service that her clients have come to expect, Kim has surrounded herself with a
team that shares her dedication. She is backed by a full time property manager,
a marketing coordinator a transaction coordinator and two licensed Realtor assistants.
“It’s hard to be a one man band in this industry,” she says. “The more listings
you have the more buyers you have available and the more agents you are able to
network with. All of these factors lead to more success, more knowledge and
more experience." In the past 11 years, the team has managed over $190
million in sales.
Having a team makes it possible for Kim to
continue to grow her business and her referral base. Her bevy of satisfied
clients grows year after year and so too does her annual Christmas party for
her friends and clients. "I have so many repeat clients, people who have
bought two, three or even five houses from me," she explains. "This
party is just one way I can show my appreciation. It’s so big now, that people
call me months in advance to find out the date," she laughs. The list has
expanded from the first appreciation party she threw years ago to several
hundred attendees on a very sought after guest-list.
With events like these Kim has become a
familiar face in the Fleming Island community and she works hard to ensure that
her presence makes a positive impact. Recently she launched a partnership with
the local school system. "The Clay County schools are some of the best in
the entire state," she says proudly. "We want to help support them in
their efforts. With our program, for anyone who chooses to participate, we will
donate $400 to the school of their choice out of our commission. Having A-rated
schools is a huge value proposition for us and we see this program as a way to
contribute to their success," she adds.
Kim has recently turned her attention toward
advancing the real estate community as well. She is now getting involved with
the local real estate board and also trains fellow agents through courses and through
her website RealDynamicAgents.com. There she is able to share her success and
help agents in areas of business and personal development while also
contributing to the creation of an ethical, collaborative real estate
community.
Kim's enthusiasm for this job is matched only
by her love for her clients and with her sharp business sense and her engaging
personality, there is seemingly nothing she can't tackle. As Fleming Island
continues to grow, Kim and her team will be right there with it, ready to meet
every new challenge.
